Optimal Site Criteria
Important to the Ace store model is convenience; we seek sites that strategically locate Ace Hardware stores at intercept positions near the home owner population, with easy access and good visibility. We like neighborhood centers with good grocery/pharmacy co-tenants and the ability to conduct outdoor/garden center sales.
Retail Size
Optimum size is
8,000 - 15,000 square feet.
Parking Ratio
Minimum of 2.5 spaces per 1,000 SF of total space.
Building Types
Primarily freestanding or strip center end cap locations providing an outside area for attached or separate garden center.
Co-Tenant
Neighborhood center anchored by or within immediate proximity of a major grocer or drug store.
Access Needs
Should have two (2) points of direct ingress/egress and preferably one with a traffic signal.
Exterior Signs
Pylon/monument signs desired, plus full storefront signage required.
